RTBA, RTA, NSW Fair Trading, SA CBS — EstateOS generates the authority-ready PDF and tracks the lodgement reference, every time.
Each Australian state has a different bond authority with a different form, different deadlines (NSW: 10 business days), and a different dispute process. Most PMs maintain a parallel spreadsheet to track which bond has been lodged where, with which reference number.
EstateOS captures the bond at lease signing, generates the state-correct lodgement pack as a PDF, and stores the authority reference once lodged. At vacate, the same record drives partial-release or dispute workflows — the bond assistant drafts the authority-compliant letter using the condition reports.
Direct authority API integration is on the roadmap (each authority's API surface is different and several have none). What we commit to in v1 is correct paperwork, deadline tracking, and the dispute drafting AI.
