Routine inspections are the single biggest manual workload for property managers. State law mandates them at different frequencies (NSW max 4/year, VIC max 2 in 12 months after 3 months, QLD every 3-6 months). The notice period is state-specific. The right-of-reply window is state-specific. Most PMs still run this on a spreadsheet.
EstateOS schedules inspections per state rules, generates the notice in the correct window, then gives the PM a mobile-first capture flow: room-by-room photos, voice notes, and condition ratings — saved locally when coverage is poor, synced to the agency when you are back online. Nothing is published automatically. The PM reviews and edits on web (or approves from the office), then publishes when satisfied. The landlord receives a portal notification; the tenant gets their right-of-reply window with plain-language copy.
