Contracts of sale are state-specific (Section 32 for VIC, Form 1 for SA, distinct forms again for NSW, QLD, WA). The disclosures, the cooling-off period, the planning information required — all state-dependent. Most agents pay a conveyancer to do this end-to-end. The conveyancer does the work twice — once typing the disclosures the agent already entered, once preparing the contract pack.
